Non-Himachali buyers cannot freely purchase agricultural land in Himachal Pradesh under Section 118 of the HP Tenancy and Land Reforms Act. Non-agricultural plots, RERA HP-registered cottage townships and pre-existing residential structures are permitted with proper diligence and, where required, state-level approvals. The cleanest opportunities sit in Mashobra, Kasauli, Solan and the Naggar–Manali corridor — pine-ridge cottages with strong boutique-stay rental absorption and steady weekend demand from Tricity and Delhi NCR families.
